How do I view a property?
It is currently our company policy to complete virtual viewings wherever practically possible. Whether you enquire about a property by phone or email, we will take your details, and you will then be sent a virtual viewing electronically.
If you have further interest after viewing the property virtually, please contact us by phone or email. We will then email you the next stage of the application process within one working day of your virtual viewing.


How do I apply for a property?
If you are interested in applying for any of our properties, we first require each applicant to complete a tenant application form, which can be found at the foot of this page. The completed form(s) should be returned to info@scobie-property-management.co.uk within the timeframe outlined after your virtual viewing.
The application will be reviewed, and you will then receive an email within two working days to confirm whether your application has been successful. If your application is approved, the email you receive will outline the next stage of the application process, including the referencing documentation you are required to provide, the details for the deposit transfer, and the instructions for signing the tenancy agreement. At this point, you will be offered the opportunity to view the property in person, at a time convenient to you.
What references do I require?
Please find downloadable copies of the tenant reference and guarantor form at the foot of this page. Scobie Property Management requires references for all tenants before they move into a property. The referencing process typically takes five to seven working days.
We require:
- A current or previous landlord reference
- A full-time employer’s reference
- Credit checks for all professional applicants and their respective guarantors (for student applications)


Student applications?
A guarantor must be provided for all student tenants who are not in full-time employment. The guarantor will guarantee the rental for that individual tenant for the duration of the tenancy. It is a mandatory part of the application process for student rentals that each guarantor completes the guarantor section on the tenant application form.
Guarantors are also required to provide:
- A photocopy of a passport or driver’s licence for identification
- A photocopy of a household bill or bank statement, dated within the last three months, as proof of address
When can I move in?
A time will be arranged with you to hand over your keys on the start date of the lease. This can be any time between 09:00 and 17:30, Monday to Sunday.


Maintenance issues?
Please call or email us as soon as an issue arises, regardless of how small or large it may seem. Our office hours are Monday to Friday, 09:00 to 17:30.
If you have an emergency outside of office hours, please call the office on 0131 589 2569, and your call will be redirected to our emergency helpline. If your call goes unanswered, please leave a voicemail, and you will receive a call back at the first available opportunity.

To apply for a property, please complete the following application form and return it to info@scobie-property-management.co.uk within 48 hours of viewing the property virtually. Each tenant is required to complete an individual application form.
For student applications, it is mandatory for each individual applicant to provide a guarantor who must complete the guarantor section of the application form. Please note that the guarantor section will not be valid unless signed by the guarantor themselves.
